💡Did you know? If ……
- You’re a nonresident for Taiwan tax purposes, and
- You sell a house or land in Taiwan which is purchased after Jan 1, 2016
Then……
You must file a tax return within 30 days — even if you didn’t make a profit.
📅 Filing Deadline:
Within 30 days after the ownership transfer is officially registered.
📋 What to Prepare?
- Copy of the sales contract
- Other documents related to these transactions (especially documents to support your cost)
📋 Where to File?
- Submit to the local tax office (based on your ARC address)
❗Why It Matters?
Failing to file on time can lead to big fines, even if you owe no tax.
🧾 Real Example:
Mr. A, a non-resident, sold his property in Taiwan for NTD 24 million dollars in 2024.
The property was bought for NTD 20 million dollars in 2020.
He forgot to file and ended up with:
- Tax due: NTD 1.12 million dollars.
- Penalty: NTD 560 thousand dollars.
✅ Tip:
If you missed the deadline, file as soon as possible before the tax office finds out. You’ll still owe interest, but you may avoid the fine.
